Description 

The Sales, Lettings, and Business Development Executive is responsible for managing client inquiries, conducting property viewings, closing sales and letting deals, and actively generating new business opportunities. This role demands strong sales ability, excellent communication skills, in-depth market knowledge, and a focus on achieving and surpassing agreed targets to contribute to the company’s overarching goals.

Responsibilities

1. Client Management

●        Handle property inquiries and match client needs with suitable properties, acknowledging and responding to every new lead within 6 working hours on business days and within a maximum of 24 hours on weekends.

●        Schedule and conduct property viewings, ensuring properties are presentable and ready (coordinating with the facilities team where preparation is required).

●        Follow up promptly after viewings to address client feedback and move toward closings.

2. Business Development

●        Conduct a minimum of 15 business development (BD) activities per month, of which at least 5 must be face-to-face meetings. Qualifying BD activities are face-to-face meetings, scheduled calls, and attendance at networking or industry events; routine administrative contact does not count toward this target.

●        Generate a minimum of 3 qualified leads each month (see “Definition of a Qualified Lead” below) to expand the client base and property portfolio.

●        Identify and pursue new market opportunities, focusing on the company’s priority client segments as directed by the Commercial Director.

3. Sales and Lettings

●        Negotiate letting and sales agreements to meet client and company goals.

●        Ensure all client interactions are professional and build long-term relationships.

●        Collaborate with property owners and stakeholders to secure competitive deals in line with company set guidelines (in particular for collaboration with external agents).

●        Actively participate in team meetings and brainstorming sessions.

4. Reporting and Record Keeping

●        Maintain accurate records of viewings, inquiries, and negotiations in the Property Base system.

●        Prepare and submit daily, weekly, and monthly reports as per company guidelines.

5. Weekly Meetings

●        Participate actively in engaging and collaborative weekly team meetings by presenting strategic suggestions aimed at improving your performance or that of the team, identifying areas for improved optimization and efficiency.

●        Review and discuss key milestones achieved during the week.

●        Address challenges encountered and propose actionable solutions.

●        Share and address specific client requests or concerns.

Definition of a Qualified Lead

For the purpose of this role, a qualified lead is a prospective client who meets all of the following criteria:

●        (a) has expressed a genuine intention to buy, sell, rent or let a property;

●        (b) is contactable and has actively engaged (for example, responded to contact and/or provided their requirements);

●        (c) has an identified budget or price range and an indicative timeframe; and

●        (d) is seeking a property type or service that the company offers or can source.

A name or contact for whom intention, engagement or budget has not been established is recorded as an inquiry, not a qualified lead

Requirements

Education

●        A university degree in Real Estate, Business or Finance.

●        Minimum classification: First Class or Second Class, Upper Division (i.e. a “high second class” / 3.3) or above.

Experience

●        A minimum of 3 years’ relevant experience in real estate sales, lettings and/or business development.
