As we continue to expand our project portfolio, we are seeking a highly competent, analytical, and commercially minded Quantity Surveyor to join our team.
About the Role
The Quantity Surveyor will be responsible for providing professional cost management, commercial, contractual, and financial oversight throughout the project lifecycle, from initial feasibility and design through procurement, construction, completion, and final account settlement.
The successful candidate will work closely with project managers, architects, engineers, contractors, consultants, suppliers, and clients to ensure that projects are delivered within approved budgets while maintaining the required quality and contractual standards.
This role requires strong analytical ability, commercial awareness, attention to detail, and a sound understanding of construction costs, contracts, procurement, and project financial management.
Key Responsibilities
Cost Planning & Estimation
- Prepare detailed cost estimates, budgets, bills of quantities, and cost plans for construction and development projects.
- Review project designs and specifications to assess their cost implications.
- Conduct cost analysis and provide recommendations on cost-effective construction solutions.
- Monitor project costs against approved budgets throughout the project lifecycle.
- Identify opportunities for cost optimization without compromising quality or project objectives.
Tendering & Procurement
- Prepare and review tender documentation, bills of quantities, schedules, and pricing information.
- Support the preparation and evaluation of contractor and supplier tenders.
- Analyze quotations and provide commercial recommendations to management.
- Participate in contractor and supplier negotiations.
- Assist in the selection and appointment of contractors and service providers.
Contract & Commercial Management
- Support the preparation, administration, and management of construction contracts.
- Monitor contractual obligations and commercial performance.
- Review contractor applications for payment and certify completed works where authorized.
- Assess variations, claims, extensions of time, and other contractual matters.
- Maintain accurate records of contractual commitments and project expenditure.
- Support the resolution of commercial and contractual disputes.
Project Cost Control
- Establish and maintain effective cost-control systems for assigned projects.
- Track actual expenditure against approved budgets and forecasts.
- Prepare regular cost reports and financial updates for project management.
- Monitor commitments, variations, provisional sums, and contingency allowances.
- Identify potential cost overruns and recommend appropriate corrective measures.
- Provide accurate financial information to support project decision-making.
Measurement & Valuation
- Measure completed works and verify quantities against drawings, specifications, and site progress.
- Review interim payment applications submitted by contractors.
- Conduct valuations and prepare supporting documentation.
- Monitor variations and ensure appropriate approvals are obtained.
- Assist with the preparation and agreement of final accounts.
Project & Stakeholder Support
- Work closely with project managers, architects, engineers, contractors, and other consultants.
- Attend project and site meetings as required.
- Provide commercial and cost-management advice to project teams.
- Prepare presentations, cost reports, financial analyses, and management reports.
- Participate in site inspections to verify progress and completed works.
- Maintain professional relationships with contractors, suppliers, consultants, and clients.
Candidate Requirements
The ideal candidate should have:
- A Bachelor’s degree, HND, or equivalent professional qualification in Quantity Surveying, Construction Economics, or a related discipline.
- At least three (3) years proven experience working as a Quantity Surveyor within the construction, real estate, property development, or related industry.
- Strong knowledge of construction cost management, measurement, procurement, and contract administration.
- Experience preparing Bills of Quantities, cost estimates, valuations, and project cost reports.
- Good understanding of construction contracts and commercial management principles.
- Strong numerical, analytical, and financial management skills.
- Excellent attention to detail and accuracy.
- Strong negotiation and stakeholder management abilities.
- Excellent written and verbal communication skills.
- Proficiency in Microsoft Office, particularly Excel, Word, and PowerPoint.
- Experience with quantity surveying, estimating, or project management software will be an advantage.
- Membership of a relevant professional body will be an added advantage.
